Your ideal inspector is someone who
1. has considerable formal education in building construction,
2. has extensive additional training in maintaining and repairing commercial building systems,
3. has considerable hands-on experience in maintaining and repairing ALL building components, especially the parts that are most likely to have age-related problems: plumbing, electrical, roofing, and HVAC (heating, ventilating, and air conditioning),
4. is continuing his education through building trade magazines and online sources, and
5. is certified by an independent inspection agency.
